Everyone wants to know how much their home is worth even if
they're not thinking of selling it. But when you do decide to put your property
on the market getting the price right is of key importance when it comes to
achieving a sale.
You might think that you can initially take a gamble and put it on for a slightly inflated price just to test the waters. Take it from someone who knows, it just doesn't work like that.
For one thing, an asking price that is too high will put off potential buyers who might otherwise be good for you. Another is that if you have to reduce the price after a few months your home has become 'stale' because it's already been on the market for so long.
A further complication is that some estate agents might tell you what they think you want to hear and give you an inflated valuation and unrealistic expectations. They might simply need your business because they don't sell enough property - and now you know why they don't!
So how do you get the right market assessment? The only way to be sure is to ask an independent local estate agent who knows the area and has a successful track record of sales.

That 'first place' is out of more than 120 other estate agent offices.
