While the property market faced a seasonal dip in the fourth quarter of 2016, the average price of properties remained high. A total of 795 properties, with an average value of £412,010, sold across October-December 2016.
Comparatively, the same period in 2015 saw 1246 properties sold with an average value of £378,033. This shows that as demand increasingly outweighs supply in Brighton and Hove, property prices are increasing considerably year on year.
The breakdown for each type of property sold during the fourth quarter of 2016 is:
- 80 detached homes with a total value of £52,909,023 and an average price of £661,363. The number of detached homes sold in Brighton and Hove in the fourth quarter of the year was less than the previous quarter, but an improvement on April-June. The most expensive detached home sold in Q4 was 323 Dyke Road, which sold for £1,900,000.
- 116 semi-detached homes with a total value of £51,570,158 and an average price of £444,570 The most expensive semi-detached home sold was 34 Harrington Road, which sold for £1,135,000.
- 186 terraced homes with a total value of £117,649,429 and an average price of £466,230. The most expensive terraced property was 20 Church Road, which sold for £1,820,000.
- 369 flats/apartments with a total value of £106,154,396 and an average price of £287,681. The most expensive flat/apartment was Apartment 11, 157-159 Preston Road, which sold for £1,000,000. A total of 4753 properties were sold in the city last year, with an average value of £409,095.
