A Good Estate Agent Has Great Numbers
In many ways being a successful estate agent is a numbers game. That starts by getting the market valuation right because it is key to a sale, as is knowing how many days it might take to get an offer.
There are many more figures to deal with as well, such as understanding how mortgage rates influence the market. Even knowing why the odd numbered houses on one side of a street might be worth more than the even numbered on the other is something that happens in some cases!
Anyone thinking of selling their property should be interested in numbers too. It isn't simply about which agent might tell you the highest price your home could sell for - there are important performance figures that you should make a point of looking into and asking about in order to make an informed decision.
Asking prices
Of course the market valuation is the first number any seller will be most interest in knowing. However, this really means nothing unless you know how accurate your estate agent's asking price will be.
At Maslen Estate Agents we achieved an incredible 98.4% of our final asking prices last year. This proves two things - firstly, we know the local market and give you realistic expectations of achievable outcomes. Secondly, we do a very good job at finding the right buyers who are willing to make the best offers.
Successful sales
A big chain estate agent can massage figures very easily. For
instance, their local office might not be performing very well, but they can
average in sales from other areas to make themselves look better.
As a truly local independent agency working in Brighton and Hove from a single central office, we rely on telling you truthful, honest figures. In 2024 we achieved more sales in all BN2 postcodes than any other agent. That's a statistic that really matters if you're serious about selling your home.
Ratings and awards
There are lots of ways other than hard data that estate agents use to try and persuade you they are the best choice. There are many different 'industry awards' that are essentially 'bought and paid for' and mean very little in real terms.
The Best Estate Agency Guide is an independent organisation supported by data experts TwentyEA, who track all ‘on market’ properties against sales & lettings triggers. These factors include the percentage of new instructions in an area, how quickly they sell, and the figures for price achieved and fall throughs.
At Maslen Estate Agents we are proud to have been rated by the BEAG as one of the top agents in the UK for the last eight years running. It's an accolade that can't be bought in any way - it's purely based on facts and figures.
Brighton and Hove
Here in our city by the sea we have a property market that is unique in many ways. It's a perfect example of somewhere that a truly local independent estate agent is able to outperform much larger national chain brand name rivals.
We have a city-wide reputation that has been built up over many years and all the experience and local knowledge that comes with it.
