"25 years ago when we turned up at this house we almost didn't bother going in! ‘Large 4 bedroom house with 25ft master bedroom and LOUNGE with an 1/8th acre back garden ?’ Erm... all we could see was a tiny bungalow. Out of courtesy we knocked at the door and were greeted in the high ceilinged hallway and went through to the bedroom. Wow! Massive (plenty of room for a ‘super king size’ bed) and an ensuite! And there is gas already set up on the lower ground floor because of the gas fire. Out of the window a large garden, with lots of fruit trees, and a view of the South Downs. The lounge, downstairs, was even bigger and opened out onto the large garden. We added a large Everest conservatory (great sunsets). A ‘shed, with power,’ at the bottom of our 130ft+ garden that was used as a den for my son and his pals. Plenty of room for a game of table tennis or ,if not feeling energetic, just lounging around with a beer! This could be used as an office, studio or somewhere to just get away from it all! In autumn 2019 the ensuite shower and condensing boiler were replaced with more efficient ones. We added false ceilings to the original vaulted ceilings in the bathroom and kitchen (these could easily be converted back). There's a void under the kitchen(and bathroom) that we haven't utilised and the loft could be extended with the usual planning permissions (many of the nearby houses have dormers and basements).
We are great nature lovers and our garden ,with its trees, hedges and ponds etc , encourages a wide variety of birds ,mammals, insects ,slow worms ,amphibians to visit and make it their home. We share it with them and have them in mind when we do our projects. It's been organic since we've been here.
The garden is plenty big enough for sitting and relaxing in, having a BBQ, growing vegetables (in the cloches and raised beds etc), keeping chickens or bees (the beehive is empty atm). The concrete base of the metal tool shed would make an ideal greenhouse base. The side garden is fenced ideal for keeping your dogs safe.
Our kids had a fantastic time with their friends making dens, pond dipping, nature surveys, wildlife watching and climbing the trees. The drive is big enough for my son's transit van along with our cars and the 2 crossovers are very useful.
Buses to Brighton pass our door with a bus stop and entrance to the local primary and pre- school within one minutes walk. Very handy on a cold winters day! Out of the kitchen window is a view of the school field (no houses) and beautiful sunrises. Local shops (post office, chemist, hairdressers, convenience stores), children’s playground, park, tennis courts, bowling club and the South Downs (fantastic for dog walking) are a 5-10 minutes’ walk away. More extensive range of shops, take aways and restaurants, doctors, dentists, vets, churches, community centre and library and other schools including a high school, leisure centre, care homes, Nuffield Hospital, car repair garages and petrol stations 15 mins walk and of course historic Rottingdean and Brighton 10 mins drive.
